About the Company

Job Description

This organisation is a development company with their own main contracting division all under one roof. They are currently developing one of the area’s largest logistics parks and have further sites to develop with granted planning permission. In addition, they have various residential developments on going and up and coming in some great local locations, these consist of new build apartment blocks, conversion schemes and a large re-cladding project. They have a current build programme of ten years and current turnover is circa £40m per year.


They’re currently looking for a Senior Project Manager to oversee the residential developments alongside the wider professional team. The ideal candidate will have experience in working on similar residential projects mentioned previously.


Duties:


General:


  • Overall responsibility for delivery of the project.

  • Overall responsibility for H&S of the project.

  • Ensure RAMs are provided in good time for review ahead of works commencing.

  • Manage BREEAM process to ensure the scores are achieved and all evidential requirements are submitted in line with the target dates.

  • Ensure relevant planning conditions are incorporated into the design and are discharged where necessary.

  • Client liaison throughout construction stage

  • Issue notice to commence to all subcontractors as per the subcontract.


Programme:


  • Write and manage the overall contract and construction programmes.

  • Ensure subcontractor consultation and buy in to achieve programme dates.

  • Review site managers 2 week look ahead weekly.

  • Work with the QS to ensure correct contract notices are issued as per the contract.


Design:


  • Manage the design from stage 1 to stage 6.

  • Organise and chair all design team meetings.

  • Coordinate the approvals process.

  • Maintain document control on Huddle.

  • Manage the RFI and TQ process with subcontractors and client team.

  • Review and comment on all design submissions.

  • Manage the building control design appraisal tracker and key stage site inspection reports.

  • Maintain the design release tracker to ensure, the design team is held to account, enquiries are released in a timely manner, subcontractors are provided with detailed and coordinated information etc.

  • Value engineering where appropriate.


Procurement:


  • Work in collaboration with the project QS from enquiry to order.

  • Review and sign all subcontracts.

  • PM will provide all design info and programme dates as required by the QS.

  • Provide supporting documentation to enable accurate tendering i.e. scaffolding schedule.

  • Pre-start meetings with project QS to ensure the subcontractor’s proposal is compliant with the scope, attendances, programme expectations etc.


Inspections:


  • Carry out a weekly H&S and quality inspection for each project.

  • Review site managers H&S document control


Reporting:


  • Chair the weekly project review meeting with the team and record minutes.

  • If a problem arises where a solution cannot be found within 24 hours, report it to the CD.

  • Write the monthly contractors report
